These are homes we develop ourselves. We buy the teardown, design the house, build it, and list it.

How every project runs
Every project moves through five steps. If you already own the lot, we begin at Design.

Acquisition
We buy older homes and vacant land directly. Before we commit, we check zoning, setbacks, flood zone, and the condition of any seawall.

Design
Inna leads design direction with the architects and designers. We settle the plan, the finishes, and the budget before permit drawings begin.

Permitting
We prepare and file every application, including coastal and flood-zone approvals where the site needs them. We follow each one through to approval.

Construction
Matt leads construction and sources marble and stone directly. We track schedule and budget at every stage.

Walkthrough
We walk the finished home with you and record every item that needs attention. We close each one out before handover.
Waterfront expertise
Building near the water in Lighthouse Point, Boca Raton, Delray Beach, Pompano Beach, and Miami comes with its own requirements. We plan for them from the first site visit.
Seawall
We assess the seawall early and plan any repair or replacement into the budget and schedule.
Dock
A dock has its own approvals, so we design it with the house and sequence it into the build.
Flood-zone construction
We set floor elevation, foundation, and openings to the flood zone's requirements before the drawings are final.
Coastal permitting
We prepare the coastal applications and manage the order they are filed in.
Marble and stone, sourced direct
Matt Gaitan sources marble and stone directly through his distribution relationships. The result is a higher finish standard at a better cost.
